Excellent start for 2014 Cottage Real Estate

The spring 2014 Muskoka Cottage market seems to be off to a fantastic start in the Magnetawan area.  Even the late winter hasn’t deterred prospective purchasers from putting on snow shoes and looking at properties for sale in Muskoka and Parry Sound. The number of enquiries from cottage hunters we are getting is very encouraging and traffic to our website is up substantially. At the Cottage Life Show in Toronto there were very large crowds and the feedback we seemed to be getting was that it’s been a long winter, lets get into a cottage frame of mind.

According to the Muskoka Real Estate Board February cottage sales were up 21% over 2013 with the total value of waterfront properties sold at $18.4 million. Prices had a modest year over year increase for the month of 1%. I suspect we will see another surge in sales as the snow retreats and people can see the landscape better.

In the Magnetawan region we have definitely noticed a pent up demand for real estate this spring for both homes and cottages and that’s reflected in very strong sales. By far the greatest interest at our office is waterfront cottages under $500,000 so our inventories are getting low at that price point. Once again the larger lakes are the most desired but we have also seen a tread towards small quiet lakes gaining some momentum. Demand for vacant waterfront is not as strong sincethe cost of new construction continues to make existing cottages more attractive for many buyers.
